Parking There are two outdoor spaces found behind the garage. If you park carefully you can park three cars. Make sure you pull all the way up so as not to create problems for our neighbors with whom you share the driveway. Good rule of thumb, if the cars do not hang past our garage you will not have a problem. There is a three hour maximum for street parking however you can get a pass at the police station for overnight parking. This will allow you to park overnight at the skating rink just south of the house 3-4 blocks away.

Snow Plowing Your driveway will be plowed. We have shovels strategically placed for your use as well. The TOWN will REMOVE SNOW on French Street weekly. Please be sure to read and follow the signs when this will be happening; so you may move any of your vehicles from the street.

Mechanicals Please stay out of the mechanical closet found in the staircase. If you need to go in to check or reset the Wireless Vonage connection (the router or cable box) please make sure you are careful and ADULTS ONLY. Circuit breakers for the main house are found outside on the South side of the house The Carriage breakers are found in the South East corner inside the garage.

Heating is in floor radiant. If you ever hear an alarm it is telling you the temperature is too low and the pipes are subject to freezing, this would not be good so keep doors closed. House thermostats should be set at 68-72 degrees, this should be plenty warm. If you use the indoor gas fireplace simply move the thermostat control switch found on the wall. Note, always turn off the fireplace when you go to bed or are leaving the house always, always, always!

Fireplace Don't even think of climbing on or about the fireplace! This is a fireplace not a "bon" fire, keep fires under control! Make sure you use the screen if it is at all windy, embers will fly out with wind gusts. Please take logs for a fire from the far side of the log pile so as to retain the appearance of a log pile under the steps. Use the fire starter squares to get the fire going, you will find the squares in the drawer in the kitchen or at the BBC, Breck Building Center, if you run out. You should only need 2-3 to get a good fire started. The logs are Pinon which is a hard wood which causes them to burn hotter and longer. You can find small pieces of wood under the deck by the garage to help start the fire.

Hot Tub What causes bubbles in a hot tub? The most common is spilled soda and alcohol but the worst is excess soap from you. Shampoos, body lotions, and deodorants cause excessive bubbling, the solution is shower first, especially if you just got done skiing or exercising. Controls - Jet 1 and Jet2 control the motors by clicking each button twice you will maximize the jet stream. You can also put on the light by pushing the light button once. DO NOT TOUCH THE OTHER BUTTONS; THERE IS NO REASON TO DO SO. Please use the towels provided on the porch in the bucket, DO NOT USE THE BROWN TOWELS OUTSIDE. Make sure you replace the cover after each use and lock the straps in the clips otherwise a gusty wind will blow the cover open, trust me it will. Keep your keys with you or risk locking yourself out, it gets cold real fast and you are on your own to figure out how to get back in. Rule of thumb, do not lock the back doors, (like I did) when in the hot tub and have your keys with you.

Humidistat The Humidistat for the house is located above the boiler room door which is located in the staircase. Please note: DO NOT enter the boiler room for any reason whatsoever unless it is necessary and an adult is present. The controls for the humidistat are located in the kitchen next to the heat thermostat for the first floor. The humidistat is designed to provide moisture relief from the dry mountain air which will help you sleep at night. Please do not adjust the settings unless you are not seeing moisture eject from the fans or in the event you are seeing too much moisture which leads to a build up of moisture on the windows. In either case, please make sure you make small adjustments until you have the correct settings. The best settings so far have been between 15%-18%.

Grill The Weber S470 does it all. Directions and utensils can be found inside the doors of the grill. The small black knob turns on the lights and the round handles turn on the individual grills. The cover is to be put back on after every use. When cooking, keep the grill at least two feet from the fence and house, the best way is to simply pivot the grill on an angle away from the house. Be sure the hose is free and clear before you move the grill so you avoid pulling on the connection. Note the grill is natural gas which means it comes directly from the main house. Please turn the gas on and off Each and EVERY TIME YOU GRILL, by the hose and compression fitting which you will find behind the grill three inches off the floor. The red handle is what turns the gas flow on and off, remember TURN THE GAS OFF AFTER EACH and EVERY USE at the compression fitting to ensure there is no leakage!

Garbage may be placed in the bin next to the garage, as it will be picked up after your departure.
Weekly Garbage pick-up is EARLY on Tuesday morning. Bins should be rolled to the street for pick up
before 7:30am.
If you are departing prior to Tuesday please take garbage with you or call to make arrangements.

Locks There are owner locks in the kitchen next to the refrigerator, in the front bedroom upstairs, and in the bunk bed room in the basement. However, I only lock a couple in the house - the others are for your use. Please respect the locks they are simply my personal belongings. On occasion, I will leave food in the refrigerator or freezer pushed off to the side. Please leave the food alone (unless you are really hungry!). However, I do have condiments both in the refrigerator and kitchen cabinet. Feel free to use if you need to do so, but also feel free to replace if you use all the condiment. Thank you.

When You Leave please check the following:
· Turn Heat down to the lowest possible setting.
· Turn Humidistat OFF during the day when you depart.
· Make sure toilets are not running.
· Make sure indoor and outdoor fireplaces are off.
· Make sure doors are locked and keys left where found.
· Leave sheets and towels in the bedroom - it makes it easier for the cleaning service.
· Put blankets and extra pillows back where you found them.
· Lastly, have fun! Breckenridge is great and my neighbors are all really "cool".

Oh and one last heads up, avoid speeding in Breckenridge, especially
on French Street, and remember that pedestrians have the right of way!
