Making a Reservation - A security deposit of $1000 to $5000, depending on the home, is due by check or credit card number 10 days after making your Reservation. This is required to protect the privately owned home you are renting against damages. The security deposit may be retained if there are damages to evaluate. The Security Deposit will not be processed or checks cashed, unless damages to the property or cancellation occurs.

How to pay - We accept cash, personal checks, traveler's checks, wires, money orders, MasterCard, and Visa.

Cancellation Policy - If you need to cancel, all monies are non-refundable unless your exact dates can be re-booked. If we can re-book your exact dates, all monies received to date less a $200 handling fee will be returned. All monies received will be returned within 14 business days after your original reservation departure was scheduled. We regret that there are no refunds for late arrivals, early departures, weather, snow conditions, airport closures or road closures.

Check-In/Check-Out - Check-in is 4:00 P.M. on your arrival date. Checkout is by 10:00 A.M. on your departure date. Late checkouts and early check ins will be charged a fee.

Pets and Smoking - All Lodges are non-smoking, non-pet visiting Properties.For the consideration of all of our guests who pass through our homes, as well as for insurance and fire safety reasons; smoking is not allowed inside.  Also in consideration of others; Pets are not allowed. If you have any smokers in your party, please feel free to smoke outside on the decks. You are responsible for your butts. SMOKING INSIDE THE PROPERTY OR PETS WILL RESULT IN THE LOSS OF YOUR DEPOSIT; AS WELL AS IMMEDIATE EVICTION. If you have a pet who is traveling with you; Arrangements may be made with the Breckenridge Kennel "The Dog House". Unfortunately, we are not able to allow pets to stay or visit our rental home.

Housekeeping - Prior to your arrival, your vacation home is clean and furnished with fresh linens, towels and supplies. Daily housekeeping is not included, but is available upon request, for an additional fee. Note: Cleaning fees may be assessed. Please be sure to ask for a cleaning quote including tax.

Events - If you are planning any type of event, you are required to discuss the nature of the event with us before the home is confirmed. You will be required to agree to the individual home rules. We reserve the right to cancel your reservation with no money refunded if your event is not disclosed and approved by owner in advance. The largest group to any event: 25

Number of Guest - Guests may stay in designated sleeping beds only and the number of guests staying in the house is limited to the number agreed to in the contract.

Tax Rate - 10.675%
